Published on
May 9, 2022

Is your new office still in the build-out phase? If so, you're probably itching to get everything up and running! However, if this is your first time with office build-out construction, this is often easier said than done. It's hard to know exactly what you will need to get your new space move-in ready if you don't have any previous experience with office build-outs, and you'll likely want to have everything complete as soon as possible. After all, time is money! So, if you want to stay ahead of the game, keep reading for a look at the essentials in our checklist for a complete office build-out.

What is an Office Build-Out?

Before we get too ahead of ourselves, let's first take a step back and understand exactly what an office build-out is. A build-out represents the construction activities necessary for a commercial building space, such as an office, to be considered functional for a tenant. This can be anything from adding new walls and partitions to installing new flooring and ceiling tiles. Since there is so much involved, an office build-out can be a daunting task, regardless of the size of the project.

Office Build-Out Checklist

Now that we know a little bit more about office build-outs, let's take a look at our checklist below.

  • Doors and Windows: Of course, you'll need doors and windows in your new office! But there are a few things to keep in mind when sorting through your options. For example, you'll want to make sure the doors are properly sized for the doorways and that they have the right hardware. The same goes for the windows - you'll want to make sure they're the right size and that they have the right type of glass.
  • Flooring: The flooring in your new office is also important. You'll want to make sure it's durable and that it can withstand heavy traffic. Carpet, tile, wood, linoleum, and vinyl are all popular choices for office flooring.
  • Walls: The walls in your new office will need to be strong and sturdy. You'll also want to make sure they're properly insulated and that they meet all local codes and ordinances. You may want to go with painted or wallpaper-covered drywall, or even something like architectural woodwork.
  • Ceiling: The ceiling in your new office is important for both aesthetics and function. You'll want to make sure it's the right height and that it's properly insulated. You may also want to consider some other features, such as acoustical tiles or a drop ceiling.
  • Lights: You'll need to make sure everyone can see in the new space! Overhead lighting is of course essential, but you may want to think about some other kinds of lighting as well. For example, parabolic lights, indirect cove lighting, recessed light fixtures, LEDs, or perhaps some more custom options.
  • Standard HVAC: The heating, ventilation, and air conditioning system in your new office is important for both comfort and safety. Make sure the HVAC system is properly sized for the space and that it meets all local codes and ordinances.

Final Thoughts

As you can see, there's a lot to think about when it comes to office build-outs. But if you use this checklist as a guide, you can be sure that you won't forget anything important. Just take your time and cross each item off the list as you go. Before you know it, your new office will be move-in ready!
